Just staging, or just pro photos, doesn't do it - you need both.This all involves understanding what buyers want, what the 'hot buttons' for that specific listing are going to be, not accidentally emphasizing downsides in the photos or remarks (I'm not talking about hiding anything, I'm just saying in our MLS we have a limited number of photos and characters in which to sell the house and I see these wasted with non-appealing or even repelling info sometimes). 

Best bet is to find a quadplex that is CPR’d into 4 distinct units for sale that each of you buys with your respective VA loans.

The ARV is gonna be 300+k so its should be fine in that respect.

I show my appreciation by operating within the law, treating my renters honestly and fairly, using strong written policies so there are no surprises, and I respect their right to quiet enjoyment.

From investing in / showcasing murals to repurposing recycled materials from a demo to build out community gardens, there are ways to promote goodwill and neighborly respect during rehabs and that's something I'd like to see more of. 

I totally respect the attempt and am happy to jump on a call to throw you as many pointers as possible to make the process less stressful.

I'm going to disagree emphatically with @Steve Morris if you are in the wrong, tenants (and most (non-disordered) people) will respect you, if you apologize and fix the problem. 

It's a different strategy that involves two separate contracts (lease and Option), that should never mention the eachother in their respective contracts. 

Those rates are 5% and 5.5% respectively.
