A separate LLC for each house in a 20 unit portfolio would be a giant headache and not cost effective, although it would keep a lawsuit from spreading beyond one house.

That being said you can fix foundations (expensive) and even if it's been fixed it can effect the resale value.

Retro windows in White is still ok.Tudor rarely has RED and the door would be in the Chocolate accent.Suggest googling for "tudor style" to see the effects.

I'd probably make a spreadsheet and forecast 10 years of principle and interest payments on many different combinations of financing to determine what is the most cost effective. 3) Lower your monthly overhead, save, invest!!!
