I really like the designs on kit haus and they are local is in LA (the valley). http://kithaus.com/I also really like wee homeshttp://www.weehouse.com/Some of those full size pre-fabs made by method and blu homes are just really really expensive and are substitutes for architect designed beautiful (and very expensive) SFH, these ones above are more to be ADUs or tiny houses in the back.

Now in order to form one the easiest way is by legalzoom for the files and pay any legal fees, state fee,etc. and you should be with a limited liability corporation.

Easiest solution to that is to not take a security deposit and instead take a non-refundable move-in fee.
