They are the eyes and ears to the market and bring promising leads/deals. 

Maybe there is a market where you have some connections already and have some people who can be your eyes and ears on the ground. 

I recall on several occasions having getting a really nice older lady on the other end of the phone who will just talk your ear off for an hour or more.

Remember to have an attractive listing with great pictures and as long as you price it right, your phone should ringing be off the hook.

I find in San Diego the fourplex pickings are pretty slim (not a lot of fourplexes built for the size & population of the area) along with cap rates so low you'd be hard pressed to cashflow on them.That said, I'd be curious what places your agent has in mind and would definitely give an ear to his opinion.

I guess I should have got the hint of a scam when they invited me to a training and didnt have any hotel details, agenda or nothing ..on top of that they charged me twice luckily my bank was able to stop payment before it got there from pending .glad I called bank after I signed up .then I tried to call their customer service number to find out more , it went straight to leave a message etc, didn't even ring like a normal customer service..I have never had an issue with any guru company.
