I'd same something along the lines of 'don't say you'll do something if you can't deliver.'

Highest and Best was due last Wed, they accepted Thu, my out of state clients delivered EM Mon and we still don't have a signed contract back.  

For all I know, every business has participants who deliver less than their best effort or do they?  

Reading into your post..... it sounds like the environment you are in is more toxic than the property.Filter all the noise the people around you are delivering you and what you are reading.  

Other clauses address delivering clear title, etc.  

That is nice but you must also make sure you have an application on file with current references, contact info (this should be fairly easy since he will be your neighbor), employment info, driver license, etc.

Thats a big driver for determining rents. 2bdrm 1,000 sq ft is much different than a 2/750 sq ft place.

The less direction you can provide, the less effective low-cost sites like Fiverr and 99designs are at delivering a design consistent with you're intended brand image.It can really pay off to do a bit of the brainstorming/pre-work yourself before outsourcing the process to a third party.
