(Sorry I haven't been around long enough like some of you old timers)"Team work makes the DREAM WORK"It is absolutely crucial for every investor buying out of state or country(Doesn't have to be Turnkey) to establish the right team on the ground that will always have the investors best interests at heart.In my opinion, this is one of the most hardest things to do as most operators and folks in general when doing any kind of transaction will only have their own best interest at heart.Investing in needs to be considered as a long term play and not a one night stand.Getting married takes time so make sure you spend that time conducting a ton of due diligence.So, what is the 50% rule again?
