My wife and I are looking for a decent lender near Putnam Connecticut.  

With the lower property taxes in DE than anywhere else, these units still cashflow decently.

They did a decent job but had to do 25% down.Guaranteed rate let me do 20% down only and were pretty investor friendly.

If you watch the DC market, they are popping up constantly and some of them are decent deals.

If you have these things figured out, you should be able to get a decent estimate (by trolling around the internet) for the work in your area, or how much it would cost to DIY it well.
