I am not new to REI and have a decent sized portfolio but am looking to grow and get into bigger deals.

As everyone else said, get out of the business if you can't close yourself when you can't find a buyer on any deal.

I would like to offer without an agent on some deals I have found on my own both on Realtor.com and off market facebook groups  1) am I insane to try purchasing my first property without an agent?

I would also like to do my first business deal with somebody so I can learn an gain experience from that person.

Some, likely most, would go into passive deals across various asset types and sponsors. 

Have you done any deals in the DFW area using the BRRRR method?

There are still deals but really no rush to jump in. 

What's the best way you've found seller financed deals?

Specific to the county, I'm likely going to try and get a contingency in the deal to allow for due diligence and pre-liminary approval for subdividing.

After running the numbers, this deal is clearly a value play.
