Sorry to hear you are dealing with this.

I would recommend shooting smaller as well as working on getting your real estate license if you do not already have one as that is a big deal for most PM companies.

I don't think there's a single app that will both run the numbers for you in terms of deal analysis as well as handle your bookkeeping for you.

There is some risk no doubt but keep in mind I fund at least 120 to 140 of these deals a year so I already know going in we will have a few bummers..
