I hear on the podcast and things I read such as take your debt service, taxes & Insurance, maintenance, vacancy, mgmt, and perhaps cap-ex and then shoot for $100 a door after that.

While colleges are a great economic driver for a given area (and therefore a good considerations), too often, new storage investors think that students are a great customer...and they are but only from May to August so basing a year round business solely on a seasonal customer can get you in trouble.

If your asking these questions here, find a friend who can help so you don't get fleeced.Drawback is usually the loan is more expensive/higher rate, they may not report to credit agencies (won't improve your credit, but this can keep your documented DTI ratio lower which may be good) and if they do use a servicer, somebody (you, unless you negotiate otherwise) will pay a service fee to have your money processed every month.

A 3 stories high 100 units property that sits on a 2 acre land will have a significantly less landscaping (contracting services) costs than a 2 stories garden style 100 units property that sits on 15 acres of land with lots and lots of landscape.

When I moved to my new home last February, there were some things that got dinged, including the custom built spiral staircase.The moving company repaired the things they could and send a contractor for the rest.I'd just ask them how they intend to make it right.

I think there's a fundamental problem with that pay-per-lead approach for us the consumers, I want a contractor that's good and can be recommend by previous customers, not a contractor that spends the most dollars to show up first place on my screen.

I believe all organizations should offer their customers the ability to speak with someone live, even if it's via chat, instead of only emailing.
