I just made that transition and I was pleasantly surprised at how easy it was.I can keep all my current bookings with Evolve.I was able to transfer my reviews back to my VRBO listing.For $250, I can keep my photographs and listing description.I am now back on my own and the transition was fairly quick (it took a few days) and simple.

Do you mean that the deal you can get for $150-$170k is worth $199k in its current shape and then with rehab the ARV is $285k-$315k?

Surrounding areas will have more inventory in that price range and may not be as competitive.If your looking for rental properties in Reno, it's good to know that apartment vacancies in Reno are currently between 2% and 3%.  

@Leanna NixonBe sure to look into prepayment penalties on your current loan as well. 

I'm currently cold calling many mortgage lenders in my area (Chicago) to try and connect and hopefully have them has referral partners.

I'm currently in the process of getting my license reinstated after it expired last October.
