BUT there is at least one company out there that makes (creates) a distinction between the three and have three separate programs to offer: Lease Option for one or two years (no obligation to buy), Lease Purchase (rent for six months before having to close), and Rent-To Own (Tenant pays extra rent that is held until enough Option Consideration is saved up to do one of the other two programs).

The way to make in money in CA real estate is to create the value through dev or re-dev and then sell it to all these investors paying absurd amounts of money!

Maybe you can just find some web sites that let you list land online, or just put them on ebay and see what happens .. you can also create signs around town that say "land for sale" .. with a number and directions, maybe an address ... post in forums, and local bulletin boards around town ..

Any advice or input greatly appreciated, since I am a newbie that never even own a home.My goal is to creat positive cash flow, and hopefully owning at least 5-15 properties in the next 5 years, be able to quit my full time job to spend more time with my family and be in this rewarding hobby call REI.BTW the cities I been looking at are:Buffalo, NY - But probably wont do it after I talked to a few people that still have families thereIthaca, NY - I am leaning forward to this but worries about an exit stragtegy if something was to go wrong since the last year I think only 135 homes were sold.Ohio - not sure where yet.John
