If the cashflow makes no sense now why would someone buy this from you in a couple of weeks?

Attend your local REIA meetings and network with people there. 

I’m new to REI and am planning on purchasing my first deal in the next couple monthes I have been talking to investors in my area of southeast Wisconsin and a lot of people have told me we are at the top of the market and it’s not a good time to buy.

Assuming a couple months to renovate, I would be ok with $20k profit.

I have a couple 2 family buildings that have appreciated quite a bit but have 4.25% 30 year loans.

I am looking forward to attending the BP and CFREI meetup to actually get to meet some people with similar goals and interests, but for now I feel almost lost and that fear of the unknown keeps creeping up on me when I least expect it.Either way, I am going to keep trucking along, but I wanted to start up a possible discussion with the community to at least have a chance to talk to people going through something similar or people that have gone through it and came out on top.

The interior looks decent with only cosmetic rehab needed, some appliances changed, new floors, and a re-tiling of a couple of bathrooms.

He gave me advise on preventative maintenance, a couple of tips he had learned along the way, and gave me his cell phone number and said to give him a call if I ever had a question or needed advise on a rental matter.
