This is helpful in some situations, but not all...And on Investway, I am not able to pull "all solds" around a certain property without dinking with qualifiers for hours, hoping to get the right combination of filters that will ALLOW a sold or two to show up on the report.

Yes Tony a TRUE Triple Net the landlord will not pay those costs.Lately net lease companies especially credit rated tenants have been more demanding in trying to get the landlord to cover some costs.It is very important to look at the length of the lease and terms and escalations.With inflation if the rent increases every 5 years is marginal and they want you to take care of certain items with the property it can drastically reduce your returns.It's all about what returns you are seeking versus the security and consistency of the payment.Generally triple net will hover around the 6 to 9 CAP range but will not approach the teens in most situations.For those kind of returns you have to usually chase after value add deals but they are much more work than mail box money from a credit tenant.Credit tenants have risk which is why you also research heavily the health of the tenant today you are acquiring the lease and their growth plans for the future along with reserves.

The thing that concerns me about Option 2 is that I still don't know for sure if they can consistently come up with the full $800/mo. or not.

Jeff I do not consider myself a heavy hitter at all.Currently i have 5 quads for a total of 20 units but I am always looking for more under the right terms FOR ME.I am currently looking at 20 to 30 more units in my same development to purchase.I have an onsite maintenance man and property manager.I am a commercial real estate broker so my day consist of talking to clients and closing my commercial deals and then having reviews with my property manager of where everything is at and how it is going.My properties are value add deals whereby with work we are creating a large amount of forced equity into the project.So my highest dollars per hour is writing contracts and doing deals and talking to clients and working my own investments for myself.Anything else I try to delegate out to workers that make less per hour average then I do.good luck
