The lower price ranges are on fire and with lending becoming easier to obtain on condos and hoa's in litigation I would expect those to continue to sell quickly and for top dollar.Hope this is helpful.

If you have a house that needs a lot of work by one or two trades (electrical, plumbing, HVAC, Flooring Installer,etc.) it might be an easier flip that finding a house that needs less work but by more trades.

Start adding up replacement roof, hvac, water heater, appliances, flooring, siding, windows, water/sewer lines, painting, etc., and $1k a year will never cover everything that eventually need to be replaced.
