A property I am looking at is an 8 unit in CA, asking for $400K, rent roll of $4800 AND BUILT IN 1910.Building Amenities and Improvements include a New Concrete Driveway, New Stucco and Exterior Paint, New Main Electrical Panel and New Roof on Rear Building and New Mailboxes.All units have New Cabinets, New Counter Tops, New Windows, New Tiled Kitchen and Bathroom Floors, New Pergo/Laminate Bedroom Floors,New Electrical Wiring including New Sub Panels w/ Breakers and NewPlumbing.

there's one about half block from 1 train.. 80% renovated when the developer ran out of money (it's in good shape).. contractors estimated about another $500k work into this 5 story townhouse.. two 2bd 2ba floor thru unit and 1 4bed 3 ba duplex with roof top terrace.. plus a ground retail space..real estate agents estimated the rent in this area for 2bd 2ba is at least $4200.. and duplex at least $16,000 .. retail unit was already requested by a chain coffee shop for $12,500 .. annual expenses around $53k.. 7 and up cap rate.. bank wants $4.6mil.. which is way below market rate (local brokers estimated $9mil FMV when it's completed).. question is.. how to do this deal with no money down??

I won't go into detail, but I bought 20 acres next to National Forest in Utah and made it self sufficient: 2 homes, 70' serviceable wind generator, automatic tracking solar panels, a roomful of batteries, a half acre pond (12' deep with rubber liner) and a deep well.It also had a 24x30 garage built OVER a concrete basement of same size with steel door entrance.
