I am doing a rehab on a house that is less than 5 miles away and I definately would not consider doing something that far away unless I could be on site to make sure it is done right.

The second part (TI) is calculated by taking the homeowners insurance premium which is paid once per year and the property tax which is also paid once per year (through it can be a little more complicated, see below) and dividing by 12.

There was another investor that tried to purchase the property, but due to complications of it being tied up in a bankruptcy they were not able to close the deal.Almost a year after that I contacted the city and got a contact at the lending institution.
