Self rehab or Seller rehab for Rental property

I'm working on a package deal. The owner is willing do to a seller financing for 4 rentals single family homes. 2 houses are rented and 2 are vacant, vacant houses need major rehabs. The seller can rehab before I close or I can buy it and rehab my self and the seller will give estimated rehab costs as credit at closing. These houses are about 100 miles from where I live. My question is which one is the best option to take; seller rehabs it or rehab myself? cons and pros for each option.
