You’d actually have to get pretty far above your purchase price just to break even after commission and taxes and then the depreciation recapture would kick in. 

Please recommend a good broker company to affiliate with where I can learn more about RE market in Maryland.Also I am considering providing services to an experienced investor for free for 6 months, i.e. at the end of the day, you will receive my commission check back when you buy/sell your investment property, in exchange for your mentoring.

I have never worked commission based only jobs.

There are also a plethora of joker brokers on Facebook groups (and here on BP) peddling garbage daisy chain notes, and commanding 3%+ commissions on top of purchase price. 

You will have tenant improvement costs, typically free first few months rent on occupancy, attorney legal fees to negotiate the lease ( property management company usually just does LOI), tenant rep broker commissions for bringing the tenant to your center,etc.   

The assignment agreement provides details on the wholesale commission, which goes to the settlement statement.

I incurred great liability for that party, creek, drownings, strangers wondering through the house, etc.Agents may get a higher price (and maybe not after commission), faster sale, but they can be a pain!
