I think we are going to combine both stances and also info that you guys have given us so that we are not jeopardizing our company and making ourselves prey to sue happy renters, but so that we are still being honest to renters that blatanatly the question.

Combine that with a lack of cash flow and this is a losing proposition.The price-to-income ratio is already in excess of 13 so you have to ask yourself how are prices going to triple or quadruple in 20 years?

Current Asking Price $213,500  4 unit apartment building in nice area built in 1956 (no washer and dryer in each unit), 868 SF per unit,  Each 2 bed 1 bath (Similar market rents $650-$1100 depending on quality)My Estimates      Current Rent  $615/ unit  -  $29520/yearVacancy   @5% $1476/yearRepairs & Maintenance   $4800/yearUtilities  $3600/yearTaxes   $4032/yearInsurance  $1440/yearReplacement Reserve  $1920/yearNOI = $18408@ cap rate of 8% property value is $153,150but if i get the rents to $750 a unit that brings property value to $230,000 and cash flowing $4900 per yearShould I buy for $213,500...Asking Price was $250,000 and they won't come down another pennyappreciate the advice
