I mentioned before, conventional loan ratios use to be 24/36% so it's gone up, way up, making it a lot easier for many to qualify from what the old standard was. :)

I like the fact that when I do commercial deals I know what is going on with a transaction and do not have to worry about an agent not telling me something and cleaning up a mess of epic proportions.There were a few good agents but I didn't want to mess with residential on any level.

The condo is extremely clean and well kept almost like the tenants were specifically brought in almost like a staging.The owner says they might be interested in staying on after I purchase the property but there is zero chance I would keep them in the condo without a new lease.
