Hello BP rental investors, I have an LLC with a Residential Building Construction Class A license. 

Did I miss something entirely about this asset class?

@Gary Pilkington wow did not know that, may have to check that out myself.Typically they just want proof of habitability, but that class may be the move for you just to be sure

I like Philly and some of the working-class suburbs in Delco.  

I have herd of some online classes.

If you are looking for a general cap rate for different classes within a market you can search for CBRE's North American Cap Rate Survey, but you will need to drill down to the submarket, to get the market sentiment for the area you are looking in.

Do you know if the area falls into class C or class D?

what are some good classes or videos I can watch to learn more and get more info about the process and steps to getting started??

Pick a solid B-Class suburban area.

Make sure they have classes on wholesaling too.
