All of the children are scattered out of state and neither my wife or children are interested in the real estate businesses. 

@Brandon Hall That's interesting about doubling how much we can pay our children without needing to file a tax return. 

Hello,I went to open up two Coverdell ESA accounts for my children and was informed that these are being phased out with the new tax law. 

Do not underestimate the lengths and debts that parents will go to in order to have their children in good schools.  

I literally just threw my first spare apartment on Airbnb without any furniture other than a mattress on the floor, a metal chair, and a wooden electric cable spool... it stayed rented and I was hooked ever since.

Actually, Im suprised many parents dont put a downpayment on a home for their children and have thm rent the rooms, its a great way to pay for your childs education or at least thier housing costs. 

They just stalled to save up for the next deposit and moved out in the middle of the night leaving me with trash, furniture and repairs.

I'd also add some comfortable furniture and try to make the space look homy, those are always my favorite.

Tubs are really useful for those with small children.
