Stop wasting money on clothes, crafts (women) ,hobbies (Men), CARS and new furniture.

More then likely these units will have tenants with children and not having a yard might turn them off from renting at this place.

Hi @RyanHilbun I have a Rep at Wayfair who is tremendously helpful for furniture purchases, I also get designer prices at Lazy-boy, Safavieh and other lighting, paint stores and Home Depot.

Additional if you do not have children yet and your wife decides to start a family you will be putting investing on hold for the foreseeable future.

Regarding your tenants they should know that none of their personal contents, furniture, clothes electronics etc are covered under your homeowners policies and therefore if they want them covered they should purchase a "Renters Policy" and please note that the renters policy should come with some liability coverage should your tenants have guests over that get injured which is helpful to you especially in a serious accident where damages could be significant.

So what's better, renting to families with destructive children or renting to younger singles.

To make a long story short, we had a tenant who let a friend and her 4 children stay with him temporarily in our single family rental property.
