I’ve gone to the city a few times for help, but they are so swamped and when they did “help” me, it felt counter productive because I waited for 3 hours (walk-in, not an appointment) and the employee was a little rude/condescending.I’ll definitely have to check out and see if they offer any of those classes/meetings because that would be great.Thank you both for your input!

I agree with everyone else that you'll want to scout the location for yourself to see how bad the noise is and also check out comps for other similar properties within the same distance to the highway

If they all check out you can either tell them the dollar increase or start by ask the current tenant what they believe would be a reasonable rent increase to allow the additional tenant.
