If the rents cover your costs and throw off sufficient free cash as well, then you should do fine regardless of what's happening in the macroeconomic sense. 

Throw it out the window, start from scratch, every time you cross a state line.There are no federal property taxes the way there are federal income taxes, or how there's a federal minimum wage.

@Nick Pandya you won't find a lot of choices for size and they are not cheap.
