You would need to look into Host Financial or Kram Capital even though I'm not particularly sure that they would be willing to loan 30K over the appraisal but they specialize in short-term rental loans.My personal suggestion would be to run long-term numbers on the property and if the long-term numbers don't work then walk away from the deal.

I know there is at least one meetup happening in Toledo in the next month because I'm working with @Stephen Brown to host it!
