We have one that we are putting back on the market tomorrow with owner financing that would be perfect for an owner occupied "house hack" where they could get a type 1 short term rental permit.  3 units, 4/2 on top, 2 one bedrooms on the bottom with pool.

I let them know that I am looking to increase my buyer's list and wanted to know what type of properties they purchase.

It depends on a number of factors including what your expense basis for the land, what type of homes are around it, quality of area/neighborhood etc.  

My question is what type of insurance do you have to protect yourself if an hourly worker is hurt on the job?

It's extremely cheap for a duplex, and then combining that with just the look of it...my hunch is it's going to attract a very specific type of tenant, and one who could cost you a lot of money.
