There is so many factors that make the Utah's rental market bullet-proof even if the market crashed.

Below are some bullet points:On sale for $200KBuilt 1906 (normal for this area)Three family homeLast sold 2011 for $118KRental income in the area for 2BDR (same as what each unit has in this building) is approx. $900 - $1,100Based on $900 x 3 units (if I don't reside) / 8% vacancy / 5% maintenance / 10% cap-ex / 8% property management fee, cash flow calculates to be approx. $450/mo.I will go see the inside this week with my realtor and handyman.  

I know the bullets under the third option may seem a little skewed, but I'm really trying to capture all of the nuance / flexibility I see with that path.I apologize for the novel, but I really wanted to paint a full picture for anyone crazy enough to read all of it and, crazier still, offer their two cents.

I don't know what I can offer in return but I definitely have the energy and appetite to learn the rope of RE investing and will definitely give back in one way or another.I'm looking forward to hear from y'all.

I certainly do not expect people to share the name or their wholesaler, but I would like to know where to focus my energy and time. 

If they refuse to sign a M2M lease you probably dodged a bullet.

Unfortunately with a lot of the new technology and the forever changing way to save energy.

There is some good energy up there with the growing arts scene and new investments coming in ($65 million for an expansion to Mass MoCA that's just opening). 

Honestly you can do better, with less work.You could likely drive down the price, but then you need to ask yourself if you have the time and energy to devote to the substantial rehab this place requires?
