Since I'm still in growth mode, I still want to work HARD to maximize returns and throw rocket fuel on the fire... but when I've got 10M net worth to throw around a lower yield for something more passive would be far more acceptable & it would probably coincide with a time in my life where I value comfort and time for others more than "the grind".

Those who use Schedule C or E to report their business line can be certain that the IRS and probably other authorities with audit powers use bench-marking to determine whether your line items are 'square'.Any non public traded entity owned by an individual or members, that would craft a cash flow from one owned entity to another owned entity would yield that cash flow as top line income.

This means you're going to need to pay super close attention to how much you can boost that rent and make sure it doesn't violate the law by being higher than the ceiling percentage those rent control laws outline.

I don’t know what it appraised at - if you had it appraised - but there is a good chance it cost around the same 20 years ago.In Memphis, you get a higher yield per dollar spent because of additional risk that a place known as “Eviction Capital USA” carries:https://www.citylab.com/equity/2017/10/where-evictions-hurt-the-most/544238/I am not saying that you made a bad investment (I don’t have enough data to assess that.)
