Our experience has been they struggle with the lift required for winter water temperatures in northern climates.On the other hand, they work find behind a solar thermal storage system which will pre-heat the water, leaving the electric on-demand to handle the final boost of water temperature en-route to a given unit.

To calculate the price of my rentals I use the following equation...((10% x Purchase Price or Acquisition Cost)+ taxes+insurance+HOA+Mortgage Payment) * 110% to 125%So a property thats $100K paid with cash((10% x 100000) + $2000 Tax + $900 Insurance) * 115%= $14835/yr in rental revenue/12 months = $1236/month in rent.If the property doesn't yield $1250/month then why am I buying?

So with a correct yield calculation you make your bid and buy the asset and then deal with the error.

Then create posts about houses you list (with pic of house) or buyers that you helped (with pic of family), etc. and BOOST those posts.

However, after rehabbing it inside & out they boosted the tax assessment from from $24,000 to $68,000, thus tripling the respective property taxes forcing us to sell.So we no longer deal with this city, but yours may be different !!!

If it yields extra income that you done need right away, I would use the extra income as a down payment for another property.

Ideas: * re-invest in higher yielding avenues (like which index funds, etc), * be a private lender to other investors and charge a high interest rate (obviously I'll need to perform my due diligence when borrowing this money), * buy more properties with low maintenance and try a better prop mgmt company* try getting into commercial properties (I'm new to this)* I've heard about buying discounted notes???

But the yield curve is pretty darn flat over most of that range from 0% to 80 or 90% leverage.
