Sump pit was bone dry, land was bone dry, and it had flooded badly about 8 years ago and had to be torn down and rebuilt...it was a duplex for $34,000...hard to pass up, right? 

This was a dry fit with the vinyl sheet, i sealed the toilet side just now, going to do the nearest side later.

There has been a lot of talk about this on BP (invest or pay down debt) and I don't think there is always a cut and dry answer.

Don't recommend it unless you have $30,000 to blow away. 

Wipe it off with a dry towel and you are done.  

Audited financial statements will be a big deterrent for Title III raises between $500k and $1M and most promoters who do syndications regularly will blow through the 12-month cap of $1M very quickly.  

It can also be a very powerful way to boost returns when a hot market starts to dry up the quick flip opportunities.  

I've pondered getting multiple washers and or dryers for the unit or just one super unit that will speed it up for them.I've been able to make their life easier by creating a checklist and color coordinating the sheets to each room, but a choke point usually ends up being the dryer and washer itself.Based on a google search the average cost is around 1.50cents per wash and dry for a load of laundry including the detergent, going off the average bookings I have for just one of my vacation rentals I have around 65 bookings each year, with each turnover requiring around 4 loads of laundry to be washed that's $6.00 in just electric costs, not including the dryer.

But I feel very good about the numbers even once the hype blows over with the Fixer'upper.
