Low income area where you are getting that much rent just because it has a bunch of bedrooms, I wouldn't give more than 40k max.I have both, guess which one I hear from the tenant once every 6 months and which one I hear from each week.

.-150 dollars.August-1.5 labor hours-rerouted condensation line to the outside of the house from the crawl space-97.50 dollars.September-1 labor hour-repaired leaking hose bib on the front of the house.-65 dollars.October-vents are not working in all the bedrooms. found system with a broken duct in the attic and plenum.

I'm not sure how big of a kitchen it is or how much cabinet space there is, but you can get cabinets fairly cheap and have them installed.

If there are other revenue sources (parking spaces, storage lockers, coin laundry, etc) you would add that in as well.From there you can figure 50% expenses to get your NOI.Your NOI divided by your purchase price is your CAP Rate.What you'll usually see is someone saying they're gross rents are $1,000 so their GOI is $48,000 for the Quadplex.Their property taxes are $3,000, Dwelling Insurance is $800, Sewer/Garbage is $4,000 so their expenses are $7,800.They will claim a NOI of $48,000 - $7,800 = $40,200 and then calculate a CAP Rate off that.This is a garbage calculation.
