Some states have statutes regarding the language of the notice and whether it has to be served but it is the typical penny wise/pound foolish example to not spend a couple dollars to protect your rights.

risk to benefit wise and If you SLO a property from a homeowner for a period of lets say 4 years and your able to get a tenant but at the end of those 4 years you still can't get the tenant a loan and your 4 year contract with the seller expires at that point if you walkout would you be cleared from a legal standpoint?

I wanted to get reactions from the wise folks on this board as to whether this type of property/deal would be a good place to start for someone like me.

You will need to know what the rental rates are running so that you can estimate your potential income.Your agent can also help you with property tax costs, but your tax advisor will need to help you with the benefits of investment property tax wise.

I have less than $500 to start and I want to make sure I use this wisely.

Although I have been learning about it for a little over a year, experience wise I am new to investing.
