After 3 weeks in the house, we had a sewage backup all over my lower level that my contractor is turning into an apartment.

I am most likely going to go the FHA route and I am wondering if I should try direct mail to find deals or what the effective methods are that successful investors are using in this area to find great deals.

I am not sure how many people do the BRRRR method which this is primarily for.

Of course after I got the house I plumbed in a nice new set up, with battery back up.

You don't want to hyper focus on one single lead gen method or one single isolated niche because in time it may come to a dead end.
