New Investor in Rhode Island

Hello!

I am a new Real Estate Investor searching for my first deal in Rhode Island. I am curious as to what strategies are working for investors who are able to find and buy cash flowing rental properties in the Rhode Island market and any advice they would have for someone just starting out. I am most likely going to go the FHA route and I am wondering if I should try direct mail to find deals or what the effective methods are that successful investors are using in this area to find great deals. I go to the REIA meetings in Warwick when I can and am also an avid listener to the BiggerPockets podcast as well as reader of Real Estate books.

I am very grateful and appreciative of anything that could be offered and I am very excited to be starting this journey!
