If I was looking to invest in this area I would get to know the preceding areas well and understand the valuation process associated those areas.

While most Realtors are not lawyers, they are usually part of a local association of Realtors that has had their forms reviewed by lawyers.

Look for property management meetup groups in your area and also landlord association meetings.

I do thorough move out inspections and have a form used by my local landlord's association which I follow and which has sections for damages, noting condition, collection of keys and forwarding address.
