There is an article in today's Crain's Chicago Business about investors flipping condos in downtown Chicago.  

Everyday I'm reading articles stating that another recession is coming and a housing collapse is all but a sure thing in the next year or so.

Primarily the articles about realizing that flying with the others in economy is barfmuck compared to the silver-lined first class.

Last quarter there was an article from one of the real estate magazines that had Dayton OH (where I live) as the number 2 metro city in the USA for ROI!!!! 

I would want to see rehab estimates from a qualified and verifiable contractor or projects you've completed including numbers.Every comp within 1/2 mile within the last 6 months.Seeing how long rehabbed properties take to sell in the area is key.All that said, BP has an article "10 Questions on Hard Money Loans" and Brandon Turner from BP has a video entitled "Hard Money Lenders - Where to Find Them and 4 Tips to Get Your Loan Funded".

Just not agreeing with that today.I can pull up ten articles showing why Charlotte NC is the place and market to invest all day long.

@Bob Malecki  since your in the game as Dion is... and you have these companies or articles and BP podcast talking about how to buy a NPN get it performing etc etc which creates this fabulous return.I really don't think the folks listening to those or reading about fully understand that as you Both have stated and you are guys currently deep in the market .. that the eventual out is Normally foreclosure and resale of asset.
