After doing some research I found that while they said they were rent friendly, they were referring to LTR subject to approval by the community board.

Obviously the seller would like compensated for the risk involved in waiting for you to get approved for a loan.

I definitely learned my lesson on the DCRA permitting, it was at least double the time it would've taken me to get the same permit/scope approved in Virginia.

FHA loans require an appraisal and the appraiser is required to look for termites and will not approve the loan with termites.
