I have been looking at this deal near my house. 1 acr lot with 3 separate homes on it. a 2/1 home a 1/1 cottage and a 2/1 mobile home. rehab will be necessary.

According to the contract with my Note holder, selling it does not require his approval. 

Older double-wide mobile on nearly 6 acres of land that is mostly forested and amongst 9 other properties about the same size.

I've built a triplex, have another completed plan that is approved, have converted buildings to take advantage of the 2040 plan and am involved in other aspects in small scale development. 

I would reach out and get a pre-approval for a mortgage and see what your options are for max loan amount and see your current rate and terms.That’s way you’re ready and have an approval in hand and know all of your options.

@Mitchell Mahnken - I do not own any mobile homes but I’ve learned some things about them through my RE readings and BP podcasts.Because they do not appreciate in value like a traditional home (they actually decrease in value) you would need to factor that into your math.When considering your exit strategy, how much would this sell for after 10 years, 20 years?

I was pre approved with FHA in july, here in north carolina looking for a duplex to house-hack, but it kind of sad  because i know the cash buyers are getting everything ,  and i wish i had to cash to flat out pay, but i am using a loan , its rough out there , but i hope i find something move in ready with fha  in 2022

(Our real estate agent informed us that our last offer didn’t get considered because it was VA, sellers not necessarily interested in potentially having more work to do for VA approval when others are offering listing prices and above, cash, etc.)

The zone of the property requires approval of a special use permit to make the change.I've been reading up on the special use permit process in Stonington but the question I have is: Are we allowed to do the process prior to closing (with the seller's agreement, of course)?
