Father's removal will be a gift to daughter for federal tax purposes and a gift-tax return will need to be filed, and unused lifetime credit will be reduced, or, if already all used, gift tax must be paid. 

Does this include credit unions?

What strategies would be best to apply in this scenario. 

The $200 of cash flow, which comes from the tenant not you, if applied to the mortgage would allow you to pay down the balance and do away with the PMI.

Has anyone try  to dispute a Late payment charge on your Credit score?

We also can meet all other requirements for borrowers (credit score, DTI, etc).

@Charles WangA few things to consider:What are your long-term goals and how does this particular transaction applies? 

Like someone mentioned, the greasy brown nicotine was already dripping down the wall, when I applied simple green it was left night and day.
