I have a quick question though about the property which is a 3/2 front house with a 2/1 back house (but really is a large 1/1 since both bedrooms are attached to one another).  

If 1 bedrooms, probably closer to $30 per month per unit.

There are definitely better cash flowing deals to the east :) I used to live in Glendale and we sold our tiny 2 bedroom house with no yard for over 500k so I know how expensive it is!

The size of the house doesn't really matter, it is more how many in each bedroom plus HUD says one can sleep in the living room too.  

I have a 5 br house that would would rent as a unit for $2k per month but I get 3k+ per month because I rent out each bedroom on a long term lease and furnish the common area.

Hopefully you analyze the neighborhood that you are looking to purchase inHowever all of the things you stated are important but when it comes to inside the four walls bedrooms should be at the top of your list then bathroom and square footage also.
