How do we build more affordable housing in California?

Hi Jinyu,Depending on the lender they take a 30-40% of your total pre-tax income and take that number and tell you thats how much you can afford.

Most of the deals I find require 20% down, would love to find a deal with a minimum down payment.Most real estate agents I spoke with are all talking closed doors and won't entertain it.

Remind them if they can't afford the rent, then they should give notice and look for a less expensive place. 

Huge need for affordable housing as well.

Show that you have enough liquidity / assets / income to afford a real estate investment.

The seller is 85 years old and has 8 other houses he'd entertain selling.After spending an hour chatting with the seller he says "I've got a son who owns a house around the corner and wants to sell too."

@Daniel Mendez I tend to focus on outlying markets, they have cheaper land cost and better zoning regulations for building high density affordable housing. 

It's the biggest task I have on my plate for the upcoming years and I have somewhat of a plan, but still trying to figure out the best and most efficient way to get good used homes into m parks at an affordable price.  

We like the 2 tenants and they've lived in the triplex for several years, but they're paying under market rents and won't be able to afford a significant rent increase.
