I normally try to buy a property each year.I currently own 6 units, and my own house, and also in the process of buying a 3 units property, hopefully we will close it soon.However, I decided to get into Flipping side of it, has investor friends around me, unless I find an awesome deal on rental side, I only want to focus on flipping since rental side is becoming more time consuming every day.So, I would like to be art of BP community in anyway I can.Let me know if you need help on anything.

Many of them will also know how to blend the art and science of deal analysis, which goes way beyond cap rate.

Etc, etc.Key point is to visualize the path. 

Its an art to coordinate but Ive done it multiple times.
