There are other rules the government has attached, such as eviction freeze until after you are out of forbearance.

Make sure your estimates are comparable--same material, repair to any wood under the existing roof if needed, removal of old roof, etc.Also, sometimes folks are cheaper because they are not licensed, insured and bonded.I am in TN and have paid from $6400 for a simple roof over a box type house of less than 2000 sq ft to $18,000 for a Victorian house.

You will find it difficult to get a bank to refi a VA (government guaranteed loan) to a conventional (personal).

I still think that it’s better to have paying tenant ;ie government pays than some who doesn’t pay for months.What are your thoughts on this subject?

As with dealing with any government entity, I'm sure it may be a slow process.
