My wife and I are just getting started in local area on Fix/Flip and Rehab's and we are looking for investor friendly General Contractors in the Tucson, AZ area. 

Have briefly discussed it a little with a friend of mine who's in the mortgage business but he thinks I'll have to put up a larger down payment(30%) which is meehhhhh for an SFR.

They cannot just sell it to their investor friends and not list it?

Thank you friends for your input.I spoke to one of my attorneys yesterday and he said that I don't have to return the security deposit and the tenant is also responsible for a month of lost rent.I was just trying to avoid any ugly situation and offered my tenant half of his security deposit back.
