Dont settle for tenants because you are getting an extra 50 a month over getting a better tenant for that little bit less.On the brightside for you Texas from what I hear is much more landlord friendly than DC Maryland where I am so eviction is a much faster process.Good luck with everything,Tim

Tim, $60 a month of electricity is what the landlord pays (4 outside lights that come on at night and the electricity in the laundry room for a washer & dryer).
