You can discriminate against roommates all day long towns even pass ordinances to support it because they aren't considered families I guess. 

My job allows full remote work now and I'm thinking now is a good time to move to a LCOL area, where family is etc.I own a townhouse and I'm considering whether to sell during the move out of state or to hold onto the property and rent it out with the support of a property management company. 

Otherwise, potentially sell it and look to reinvest it in other opportunities that would better support your passive income goals.

If the planners don't support it or think the city won't support it, you have a challenging task - which is why we rely upon the Comprehensive Plan if there is one.Assuming we have a tenative green light, the code should outline what is required for the process, and the planner should be able to clarify the requirements. 

I'll go crunch some numbers...I'm not confident there is enough of a market in my city to support the kind of business I'd need to run to support my loans, but I'll look into the numbers for sure before discounting the idea.

I made on offer on a couple houses where each house had almost exact comps (age, size, type, etc) and even on the same street (as well as other supporting comps within 1/2 mile) that were sold for $40K below the listing price of my properties.
