How to convince seller to seller finance entire portfolio

Currently have found an individual who may be interested in selling off his entire portfolio that includes all mobile homes. He has grown to an age where we no longer wants the headache and wants to go live on a beach. I have a call with him this afternoon to understand what this portfolio consists of and what the numbers are going to look like.

If the numbers work and the price is right how should I go about offering a seller finance deal to an individual who is old school?

I obviously don’t have the capital for an entire portfolio nor do I have the W-2 income to support a loan of that size but don’t want to miss out on an opportunity of a lifetime!
