Bankruptcy is a no brainer if you currently have a lot of unsecured debt because it will help you start fresh, allow you to stay in your home for up to a year longer, it will keep the lender from filing a deficiency against you, and could allow you to short sale your house which will help you avoid the sub-prime category.

I have also come across some who were still dragging things out, and at least one who has gone into a fresh bankruptcy as well; so some still stubbornly hang on and refuse to sell.

Jeffrey, if you are going to make the jump to commercial, really make the jump: shopping center, medical building, office building, retail stores, storage building.Get away from the residential tenants.
