With that being said, below is the scope of work we drafted (please keep in mind that this is our first BRRRR rehab) I have never created a scope of work, I followed DGs template in the BRRRR book.

Who writes the scope of work?

"The Book on Estimating Rehab Costs" talks about how to create a Scope of Work and then create a budget estimate around that Scope of Work.

I cant speak for every company or every program/ or your current situation. if this was a flip or a fix and hold. typically once the scope of work is in and they do the valuation of the deal you will know if it will work or not.
