Hey Eddie, On this topic, just in all fairness, I just wanted to ask the important question of exactly who was responsible for this.

I have an agent with whom I've had a long term (past) working relationship for several years. 99% of her business is (no surprise in this market) short sales as a seller's rep.

I admit it is a hard sell especially when you are an Intermediary Rep as I am in the large $5M+ arena, but as a direct seller of smaller Bulk REO Portfolios it is sometimes just as hard to find buyers.Anyway I think I'll pick up your Bulk REO Secrets end of the month just for grins.

Say you would need to sell that note, Very important that it is marketable to RE Note Buyers, just in case a circumstance comes up.

Peter no they simply told me who ever has the cash in escrow first has the home, they said the contract means nothing, I imagine they have a clause in their contract stating this, Justin they said the contract means nothing if they come across a cash buyer before me . i don't know if this makes a difference but some of the homes still have taxes owed.
