Owner occupying an investment would help reducr mortgage rates and homeowners insurance rates but not property tax.I’m not sure what you are referring to Federal Tax deductions you are referring to but a lot of deductions are very similar whether you live in there vs investment property.

@Nicholas Urcuioli I think when you hear lower cap rates are better, it is referring to fetching a higher price upon sale.

@Arnold Finkelstein, you assign it, either on the form on the back of the certificate or with a general assignment form that references the county, date of sale, and parcel id number or PIN number.
